A house move in Glasgow typically starts at around £200 for a one bedroom flat and £500 for a three bedroom family home. The figure you actually pay depends far less on how many bedrooms you have than most people expect, and far more on something almost no online calculator asks about.
That thing is access. In a city built largely on tenement stock, it is the single biggest variable in any quote.
The three things that set the price
Every removals quote, whatever method the firm uses to arrive at it, comes down to three inputs.
Volume. Measured properly in cubic feet, not by counting bedrooms. A sparsely furnished three bedroom house can hold less than a well stocked two bedroom flat.
Distance. Straightforward on paper, though Glasgow’s one way systems mean driving time rarely matches the distance on a map.
Access. How difficult it is to get in and out, assessed at both ends of the move. This is where most quotes go wrong.
Why access matters more than volume here
A two bedroom third floor tenement flat with a tight close and no lift takes noticeably longer to clear than a three bedroom semi with a driveway, despite holding less furniture.
Volume tells you how much there is. Access tells you how long it takes. Labour time is what you are actually paying for.
This is why an identically sized move can be priced quite differently across the city. A flat in Shawlands and a house in Newton Mearns are not the same job even with identical contents.
Four checks to make before requesting any quote
Work these out before you contact anyone. They take ten minutes and they make every quote you receive more accurate.
- Stair flights and turns. Count the flights, then look at the half landings. The turns matter more than the number, because that is where wardrobes and three seater sofas get stuck.
- Close width at its narrowest point. Measure it rather than estimating. Victorian closes routinely defeat modern furniture, and anything that will not pass has to be dismantled.
- Lift dimensions, if there is one. A lift that comfortably takes people will not necessarily take a wardrobe.
- Parking position and carry distance. Every additional twenty metres from van to door compounds across a full load.
Any firm that quotes without asking about these has priced an average job rather than yours. That price will change when the van arrives.
Typical Glasgow starting prices
- One bedroom flat or studio: from £200
- Two bedroom flat or house: from £350
- Three bedroom family home: from £500
- Four bedrooms and above: priced after survey
- Single items and small loads: from £80
- Piano removal: from £220
Treat these as budgeting reference points rather than quotes. Working with a Glasgow removals company that surveys access before quoting rather than one that prices on bedroom count alone is the difference between a figure that holds and one that moves on the day.
Where people overspend
The most common budgeting error is not choosing the wrong firm. It is booking the wrong size of service.
Below roughly a one bedroom flat, a van and a driver covers the job. For a compact flat or a partial move, a small removals service with no minimum load is the right tier. From two bedrooms upward, a full household removal works out cheaper than several smaller trips, because you are paying for one crew and one journey instead of three.
Pianos and oversized furniture are quoted separately for legitimate reasons. A piano needs padded straps, moving boards and handlers who have done it before. Furniture that will not clear a close has to come apart and be rebuilt. Declare both at quote stage, not on the morning.
The Scottish timing quirk that costs you money
Here is something that applies in Scotland and nowhere else in the UK.
Property sales here become binding at the conclusion of missives, and the date of entry is agreed within those missives. Because solicitors and lenders settle in a particular rhythm, entry dates cluster heavily on Fridays and on the last working day of the month.
Those are the scarcest and most expensive slots in the removals calendar, right across the market. If your date is flexible, which it usually is for renters, a Tuesday or Wednesday saves a meaningful amount on identical work.
For the administrative side of a move, including council tax notification and updating the electoral register, mygov.scot is the official source for Scotland.
Fixed price or hourly rate
Ask for a fixed written quote.
An hourly rate transfers the risk of a slow day onto you. Every hold up at the loading bay and every flight of stairs that took longer than expected lands on your invoice. A fixed price puts that risk on the mover, which is also why firms quoting fixed prices ask detailed access questions first.
Compare three fixed quotes priced against the same inventory. Three hourly estimates cannot be meaningfully compared against each other at all.
In summary
Budget from £200 for a one bedroom flat, £350 for a two bedroom and £500 for a three bedroom home. Measure your stairs, close width and parking before requesting quotes. Match the service tier to the job rather than defaulting to a full removal. Move midweek if your dates allow it, and insist on fixed quotes against identical inventory.
