Letting Agent Fees for Landlords: What You’ll Pay in 2026 and What It Covers

Letting agent fees for landlords are one of the biggest costs of owning a rental property, and one of the hardest to compare. Fees are quoted as percentages, sometimes with VAT and sometimes without, and the extras are often tucked away in a schedule at the back of the contract.

This guide sets out what letting agents typically charge in 2026, what you actually get for the money, and what has changed since the Renters’ Rights Act came into force on 1 May.

One cost that often surprises landlords is the paperwork at the start and end of a tenancy. Tenants can no longer be charged for it, so the landlord pays for the inventory and the check-out, whether the agent arranges them or the landlord books an independent clerk such as Capital Complete Solutions.

How much do letting agents charge landlords?

Most agents offer three levels of service, and each is priced differently:

  • Let only (tenant find): typically 8% to 12% of the first year’s rent, or a fixed fee of roughly ÂŁ400 to ÂŁ1,500.
  • Rent collection: typically 3% to 12% of the monthly rent.
  • Full management: roughly 10% to 17% of the monthly rent before VAT.

These ranges come from published guides by LettingaProperty.com and a July 2026 review of agents’ fee schedules by The Independent Landlord. Actual fees vary by area and by agent. If you’re comparing buy to let estate agent fees on the high street, the same three tiers usually apply, because most estate agents run their lettings the same way.

What does a let-only service cost?

Let only is the cheapest option. The agent markets the property, arranges viewings, references the tenant and sets up the tenancy. After that, it’s over to you. You collect the rent, arrange repairs, handle the deposit and deal with the end of the tenancy.

It suits landlords who live near their property, have the time and know their legal duties. Check exactly what the fee includes, because some agents charge separately for referencing, the tenancy agreement or the inventory.

How much do letting agents charge to manage a property?

Full management is where most of the money goes. The agent handles everything from finding the tenant to arranging repairs, chasing arrears, managing the deposit and serving notices.

The Independent Landlord’s July 2026 review found independent agents clustered around 12% to 14.4% of the rent including VAT, while large national agents charged between 18% and 20.4% including VAT.

VAT is where many landlords get caught out. A fee quoted as 12% is really 14.4% once VAT is added, and most residential landlords can’t claim that VAT back.

To put that in pounds, on a property let at ÂŁ1,200 a month, a 12% fee plus VAT comes to ÂŁ172.80 a month, or ÂŁ2,073.60 a year. At 17% plus VAT, the same property costs ÂŁ244.80 a month, or ÂŁ2,937.60 a year.

Which extra fees should landlords watch for?

The headline percentage rarely tells the whole story. Common extras include:

  • Inventory and check-in fees at the start of a tenancy
  • Check-out fees at the end
  • Tenant referencing
  • Mid-term inspection fees, where these aren’t included in the management fee
  • Fees for serving a rent increase notice
  • Monthly compliance or admin charges
  • A percentage added to contractors’ invoices for arranging repairs

Ask for the full fee schedule, with VAT included, before you sign anything.

Why do landlords pay for the inventory and check-out?

Under the Tenant Fees Act 2019, landlords and agents in England can’t charge tenants for things like referencing, inventories or check-outs. Tenants can only be asked for rent, a capped deposit, a capped holding deposit and a short list of other permitted payments. Everything else falls to the landlord.

That makes the inventory worth a closer look. It’s the document that settles the deposit at the end of the tenancy, and a thin one can cost far more than it saved.

“The inventory is the one document that decides the deposit at the end,” says Waqas Shahban, founder of Capital Complete Solutions, an AIIC-accredited inventory and inspection firm that works with letting agents and landlords across Birmingham and the West Midlands. “If it’s thin, whatever you saved at the start, you lose at check-out. I’d always ask an agent who writes their inventories, how many photographs go in, and whether the clerk is independent.”

Plenty of agents and landlords use independent clerks, particularly members of the Association of Independent Inventory Clerks (AIIC), because an impartial report is much harder for either side to argue with if the deposit is disputed.

Has the Renters’ Rights Act changed letting agent fees?

Yes, in a few ways. From 1 May 2026, fixed-term tenancies in England became rolling periodic tenancies and Section 21 was abolished. That has knock-on effects on what agents charge for.

Renewal fees. With no fixed terms left to renew, the traditional renewal fee no longer fits. Some agents now charge for serving a formal Section 13 notice when the rent goes up. The Independent Landlord’s review found these charges ranged from around ÂŁ30 to ÂŁ300.

Rent in advance. On a monthly tenancy, landlords can now ask for no more than one month’s rent in advance.

Shorter warning at the end. Tenants can now leave at any point by giving two months’ notice. For landlords, that means a check-out can come round with far less warning than before.

“With tenancies rolling on, a tenant can hand in notice whenever it suits them,” says Shahban. “If you manage the property yourself, you need someone you can call to do the check-out properly and quickly. Not a mate with a phone camera. That report is what you’ll rely on if the deposit ends up in a dispute.”

Self-managing landlords often book an independent check-out inspection for exactly this reason, so the property’s condition is compared line by line against the original inventory, with dated photographs to back it up.

Is full management worth it?

It depends on your time, how far you live from the property and how many properties you own. Full management makes sense if you live far away, work full time, own several properties, or are new to letting and unsure of rules that have changed a great deal in 2026.

Let only, or a rent collection service, can save a significant amount if you’re organised and close by. Many landlords take a middle route. They use an agent to find the tenant, then buy in specialist services such as inventories, inspections and compliance checks themselves.

“Plenty of landlords go let only and manage the rest themselves, and it can work well,” says Shahban. “Just don’t cut the paperwork that protects the deposit. That’s the false economy.”

How to compare letting agent fees

Before you sign with an agent, ask:

  • Is the fee quoted with or without VAT?
  • Can I see the full schedule of fees, including every extra?
  • Who carries out the inventory and check-out, and are they independent?
  • How often are inspections carried out, and are they included in the fee?
  • What’s the notice period to end the agreement, and is there a charge for leaving?
  • Is the agent a member of a redress scheme and a client money protection scheme?

Comparing agents like for like takes a little time. Over the life of a tenancy, though, the difference between two quotes can easily run into thousands of pounds.
