Can an indoor play area make an empty shopping centre unit useful?

Imagine an empty shop beside a busy café becoming a children’s play space. Soft shapes welcome younger visitors, ball pits catch their attention and climbing tunnels offer another activity. On the opening day, families arrive with shopping bags, drinks and different expectations about how long they can stay. The centre now has an occupied unit, but it also has an operating relationship to manage.

For shopping centre managers considering an indoor play area, the question is what that relationship should look like. An equipment-rich proposal does not establish that shops will gain customers or that sales will improve. Test the idea through the everyday experience it creates: joining a queue, leaving for lunch, returning to play and finding an activity temporarily closed. Nearby tenants and centre staff need workable answers too.

Give the indoor play area a purpose beyond filling a vacancy

Define the intended role. Is the proposal a separately operated destination, a place for an accompanied pause during a shopping trip, or an amenity attached to a particular tenant? Each arrangement asks something different of centre management, so settle that question before using equipment variety as the main argument for proceeding.

The options described in Didi Land’s shopping-mall play spaces include soft sculpture, ball pits, climbing tunnels and obstacle courses. These provide different activities to consider; their presence in a proposal does not demonstrate a commercial result for a shopping centre.

Separate the proposition from the prediction. A centre might want somewhere families can spend part of a visit together, but any expectation that this will produce additional purchases needs to remain a question until there is relevant evidence, rather than becoming a promise repeated in tenant briefings and promotional material.

Agree what management wants to learn. A useful trial brief explains the visitor need, identifies who runs the space and names the operational questions the centre must answer before committing to a longer arrangement.

Consider how softer activities sit beside neighbouring businesses

Soft sculpture and other soft shapes offer a different activity choice from a continuous obstacle route. Assess the proposed use with the operator, including how accompanying adults participate and what happens when a child wants to stop. The relevant decision is the experience being offered, not simply which items look welcoming through the shopfront.

Talk to the neighbours. A café beside the unit may have questions about takeaway drinks, while a shop opposite may be concerned about waiting families gathering around its entrance. Neither business should have to discover the play operator’s rules by dealing with confused customers.

Keep expectations explicit. Explain whether the activity requires an accompanying adult to remain, and avoid language that could lead someone to treat a nearby café table as an approved place to supervise from when that arrangement has not been agreed.

During a trial, observe the boundary in use. Note where bags accumulate, where adults wait and which questions staff hear repeatedly. Use those observations to improve the service arrangement before interpreting a lively shopfront as evidence that the wider centre is benefiting.

Manage the queue as part of the centre’s daily operation

Climbing tunnels and obstacle courses belong in the activity discussion, but the operator also needs a clear arrival process for the people drawn to them. Ask how visitors learn whether entry is available and what staff do when the agreed operating limit has been reached.

Do not leave waiting arrangements to chance. Agree where people should go when they cannot enter, how they receive an update and which member of staff handles questions, especially when a family approaches centre reception because the play operator is occupied with those already inside.

Give neighbouring tenants a contact. A queue affecting another entrance needs a direct operational response, rather than a discussion about whether it belongs to the landlord or the play business. Allocate responsibility for checking the situation during busy periods.

Watch departures as well as arrivals. A group leaving an obstacle course session can bring a different pattern of questions and gathering around the entrance from families arriving separately. Adjust the process in response to what is observed, without assuming that a queue is desirable simply because it signals interest.

Explain cleaning closures before visitors encounter them

Didi Land’s shopping-centre offering includes ball pits. For an operator considering that activity, the cleaning and maintenance arrangements need to come from the specific equipment instructions and the site’s procedures, not from the category name or an assumption that every activity can stay open throughout the trading day.

Plan the visitor message. If ball pits are temporarily unavailable while another part of the space remains open, tell arriving families before they decide to join. State what can be used and where staff will provide the next update, rather than promising a reopening time that has not been confirmed.

RoSPA Play Safety’s UK soft play inspection scope includes equipment, ancillary areas such as entrances and seating, and comments on management procedures. Its inspections are non-dismantling. This describes an inspection service; it is not certification of a supplier or a cleaning protocol for a particular installation.

Agree who communicates closures beyond the unit. Centre reception and neighbouring businesses need current information if they are directing families towards the facility. Keep a record of interruptions and the questions they generate so that the trial captures operating difficulties alongside demand.

Make meal breaks and repeat entry understandable

A family may want to leave for food and come back. Decide how that works before opening, including whether leaving ends a visit, whether returning requires another booking and what happens when the space is full at the intended return time.

Put the answer where people choose to enter. A rule explained only when a family is already leaving with hungry children is too late to help them plan, particularly when a nearby restaurant has taken a booking on the assumption that the family can return to play afterwards.

Coordinate information, not promises. Nearby food businesses can explain where to find the current admission arrangements, but should not be expected to guarantee a place or interpret exceptions on the operator’s behalf. Centre staff need the same version of the rules.

Record the practical questions. Are visitors asking about toilet breaks, collecting food or returning after shopping? Different requests may need different explanations. Use the pattern to improve the policy and its wording, rather than expecting families to understand an unfamiliar operating model from a short sign.

Listen to tenants who experience the activity differently

A play operator sees admissions and activity use. A neighbouring shop sees its doorway, browsing customers and staff interruptions. Centre management needs both views, including accounts from tenants who have little direct connection with the facility but share the surrounding public space.

Ask for specific incidents. “It was busy” reveals less than a description of customers waiting outside a particular entrance or repeatedly asking a shop assistant where to leave a pushchair. Keep the date and context with the observation so the team can distinguish a recurring issue from an unusual event.

Review what worked too. Clear arrival information or a promptly communicated closure might remove a source of confusion even if no tenant reports additional sales. Those are useful operational observations in their own right, provided they are recorded as observations rather than presented as proof of a wider financial benefit.

Give feedback an owner. Someone from centre management should bring together the operator’s account and tenant comments, then confirm who will act on agreed changes. An informal suggestion passed between shop staff is easily lost.

Observe the indoor play area without inventing commercial success

Choose the questions before the trial. Separate demand for play from its relationship with the rest of the centre, and separate both from the operating effort needed to keep the service running. Otherwise, an attractive opening event can dominate the discussion while routine difficulties remain undocumented.

Useful observation questions include:

  • When do visitors ask to enter, and what happens when admission is unavailable?
  • Which activities attract use, and which are unavailable during the observation?
  • Where do waiting visitors go, and does that create work for other tenants?
  • What questions arise about meals, leaving and returning?
  • How much staff attention is needed to explain rules or resolve interruptions?

Interpret the answers cautiously. A parent buying lunch after a play visit does not reveal whether the purchase would have happened anyway. Similarly, a busy ball pit does not measure the value of the surrounding retail leases.

Compare like circumstances where possible. Note other events, promotions and closures that could help explain what happened, and distinguish direct observations from visitor comments or estimates. Report the limits with the findings instead of treating incomplete information as a favourable result.

Decide whether to continue, change or stop the arrangement

Return to the original purpose. Assess whether the facility serves the visitor need that justified the trial and whether the operator can manage its relationship with the centre. Equipment choices should remain open to revision when the observed use does not match the proposal.

Compare the operating experience of soft sculpture, climbing tunnels and obstacle courses within the actual offer. An activity that attracts interest but repeatedly creates unresolved problems deserves a different decision from one that runs smoothly yet receives little use. Neither conclusion follows from a catalogue photograph.

Change what the evidence supports. That might mean clearer repeat-entry rules, a revised activity mix or a different way to communicate closures. Record the reason and allow the team to see whether the change addresses the identified problem.

Stopping remains an option. Filling an empty unit is only the start of the decision; continuing requires a service that visitors understand, neighbours can work alongside and the operator can manage. Claims about additional footfall, rent or sales require their own evidence.
