Mortgage for HMO and HMO Remortgage: Simple Guide for Property Owners

Owning your own property is truly exciting. From the initial searching phase through to receiving the keys in your hands, it is a part of life that many spend years dreaming about. Being a homeowner is naturally an exciting part of your life, but that does not mean it does not come without its obstacles.

Like anything in life, being a homeowner comes with a myriad of responsibilities, ranging from smaller ones through to those more significant. At the heart of this all, you are doing what you can to ensure your home remains in tip-top condition, fixing anything that needs repairing and making home improvements wherever necessary.

Concerning home improvements, some homeowners will be reading this who complete improvements and projects on their property as a means of boosting its value. With the housing market looking somewhat uncertain for the coming months and weeks, there might be some homeowners who were previously looking to sell who are now intending to invest this money into their homes instead.

Interested in finding out more about the home improvements that add value to a property? You have found yourself in the right place at the right time. Detailed below, you will find a list of recommendations that every homeowner should be considering. Whether you intend to complete just one or two improvements or a handful, read on for more.

Convert a Cellar

This does not apply to every homeowner reading this, for not every property out there has a cellar. Those who are without a cellar have the ability to create one manually, but this could be incredibly costly in the long run. Ensuring that you weigh up the pros and cons of doing so before going ahead with your plans will go a long way and make certain you are not making any detrimental mistakes.

For those who have an existing cellar in their property, which they currently do not use, this one is for you! Converting your cellar in some way could increase the value of your home by up to 30%, so it is certainly something worth considering when navigating a process such as this.

Whatever you choose to turn your cellar into is entirely your choice. Redesigning the cellar with the room’s shape in mind is the best way to navigate this process. Taking inspiration from other projects that have been completed and social media is also a guaranteed way of finding something that suits your tastes.

Improve Bathroom or Kitchen

These are some of the most common home improvements that are completed by homeowners looking to increase value on their property but are still worth mentioning all the same. Even if you wish not to follow the crowd, making changes to your bathroom or kitchen is worth considering.

This does not even have to be a full job either; changing the paint in either room, swapping outdated cupboard handles or doors for more modern choices, and fitting different light fixtures are all effective options. If your plans include upgrading appliances, it’s also worth thinking about how you’ll protect them long-term. A Tennessee home warranty plan, for example, can provide helpful coverage for kitchen appliances, offering some reassurance should anything break down unexpectedly after your renovations.

While we feel confident some homeowners would want to go the whole hog and make changes in the entirety of their property, there is no pressure to do this yourself. Establish what is present in either room or what could be leading to a decrease in value. From here, you will be able to make changes that will be effective in the long run.

One thing worth remembering here is that the colours and patterns that you choose for your project are not a short-term option. They will be around for some time to come and could even be present in your home as and when you decide to up and sell. Contemplate how the choices you make now could potentially impact the value of your home in the future; if you are choosing eccentric styles or patterns, think about how easily these can be reversed.

Extensions On Your Property

This is a somewhat generic term, for it could include a whole host of different home improvements. Property extensions are another common method that homeowners use when wanting to improve the value of their property. While these are no doubt an effective means of doing so, this is sometimes not attainable for homeowners, whether due to financial implications or not having the space on their plot.

Conservatories are an ideal way of extending your home while also combining the indoors and outdoors. Made entirely from glass, these additions to your home can bring a level of modernity to your property. At the same time, conservatories are notoriously difficult to heat compared to other rooms in your property; they will use a lot more energy.

If this is something you want to avoid but still want the appeal of sitting in the great outdoors while under shade, you could consider installing a veranda on your property instead. You will be able to find verandas with shading, heating, and lighting on the market, ideal for spending an evening socialising with your nearest and dearest. Provided by reputable organisations such as Nationwide LTD, you will certainly find something that suits your tastes and budget.

Kerb and Garden Appeal

Naturally, as a homeowner, your first thought when making home improvements to improve the value on your property includes making improvements on the interior of your home. While that is undoubtedly the case, it would be foolish if you did not consider what you could do with your property’s external areas. As mentioned in the section above, outdoor seating and socialising areas are a favoured addition to the homes of many. They are a way of enjoying the great outdoors without falling victim to the rainy weather that the UK is infamous for.

At the same time, it is worth ensuring that the garden of your home is presentable and tidy, for this can also improve the value of your property. While it might not add as much value to your property as the likes of other home improvements, such as a parker hose and fitting, it is still one that should be considered. Particularly if you are a homeowner in the centre of a city like London, you are more than aware of the lack of garden spaces and how this is a rather sought-after element of housing in this day and age.

Taking the time to improve how your garden looks, both to yourself and to anyone else who might see it will go a long way in adding value to the overall price of your home. First impressions are also incredibly important when wanting to sell your home, and most of the time, the garden is the first part of the home that potential buyers will be seeing. Ensure your garden is tidy and presentable, and you will be sure to have an offer put down in no time!

Overall, we recognise that these are only a handful of the ways that you can improve the value of your home, both in the coming months and beyond. Know that the effort you are putting in now will pay off in the long run and that the value of your property will shoot up in no time. Whether you intend to sell in the near future or beyond that, adding value to your property is always worthwhile.
